1. Introduction

Planned preventative maintenance (PPM), otherwise known as planned maintenance (PM) or scheduled maintenance, involves any variety of scheduled maintenance to an object or item of equipment. Specifically, planned maintenance is a scheduled service visit carried out by a competent and suitable agent, to ensure that an item of equipment is operating correctly, therefore avoiding any unscheduled breakdown and downtime. [For more information, please see Building Care, by Brian Wood.]

The Fixed Asset Maintenance package for xTuple is designed to facilitate the planned maintenance of assets (equipment) on a regular, scheduled basis. The package also allows the recording of unplanned activities so that your organization has a complete picture of the maintenance undertaken on individual assets. The concept of a maintenance order is introduced to xTuple. A maintenance order is similar to a work order, except it is focused on maintenance.

The Fixed Asset Maintenance package allows you to record the tasks and activities undertaken by maintenance personnel. It also allows the recording of maintenance parts consumed on a maintenance order. These parts will be removed from inventory and expensed against the general ledger. In reading this product guide it is important to think first of planned and preventative maintenance activities, followed subsequently by ad-hoc and unplanned, individual maintenance activities.
